Petaluma's New Downtown Neighborhood

North River Landing spent three years designing and planning the core vision of the Central Petaluma Specific Plan. The results are a spectacular downtown neighborhood providing an 80-unit assisted living facility, affordable selection of 114 apartments, 20,500 square feet of retail and office space, and plentiful parking.

This new neighborhood will feature the future Petaluma Trolley, three new streets, and a host of Built-It Green elements, making North River Landing the largest sustainable community in Petaluma

These concerns have been addressed with a look toward the future of what North River Landing can provide to residents of Petaluma. The completed project area will consist of four building elements. The entire area would promote a sustainable living environment and provide easy pedestrian access to the existing downtown.

Each of the building units will provide podium parking for tenants and visitors as well as the following:


Building 1
  • Building 1 will provide an assisted living facility with 80 individual units with hospitality services and 2,200 Sq. Ft of commercial / retail space.

  • Building 2 offers a mixed use with podium parking to accommodate a 12,500 sq ft retail center along Petaluma Blvd. North.
  • The structure will be four stories tall and house 51 courtyard apartments.

Buildings 3 & 4
  • Building 3 houses 28 courtyard apartments and will connect to building 4 by a sky-bridge walkway. There will be 2,200 Sq. Ft. of retail space available above the podium parking area.
  • Building 4 will house 35 courtyard apartments and a 5,600 Sq. Ft. retail center . These units will share the sky bridge walkway with neighboring building unit 3.

A key entry to the North River Landing will be to extend Oak Street across Petaluma Blvd. and have it intersect with the planned Water Street. Although North River Landing will have 3 new streets, in reality 2 of these are continuations of General Plan approved roadways. Both Oak Street extension and Water Street will tie this project together.

A third street, Copeland Street extension, will be added in the future to bridge North River Landing with the eastern side of the Petaluma River directly to Washington Street and the new transit mall.
