North River Landing Site Plan

North River Landing consists of 4.1 acres incorporating three parcels located at 414, 402, & 368 Petaluma Boulevard North in Petaluma, California. The three parcels are within the Central Petaluma Specific Plan under the SmartCode T-5 zoning for mixed-use.

North River Landing’s expectations are to develop four high-density parcels with retail shops, apartments, office space, and a 80 unit assisted living facility. A fourth parcel will be created as a result of the new street infrastructure called for in the approved 2025 General Plan.

The 2025 General Plans calls for Oak Street to be extended east to meet with the approved Water Street as well as the proposed future Copeland Street extension. All four parcels will have access from Water Street.

For easy reference during the planning process, the four parcels are identified as 1, 2, 3 and 4. Parcel 1, near the river on the east side of Water Street, is designed for a 80-unit assisted living facility and includes common service area and 56 parking spaces both on the ground floor. Height is 58’ from ground floor.

Parcels 2, 3 and 4 are located on Petaluma Boulevard North. These parcels have retail space on the ground floor and apartments located on the upper two levels. These buildings will transition from three stories to four stories along the proposed Oak Street extension.

Parcel 2 will be on the south side (Baby Warehouse). Parcels 3 and 4 (listed as Lot 1 under Palm Tentative Map) will be located on the north side (Magic Wand Car Wash, appliance store) of the proposed Oak Street extension

In summary, the project will entail 80 assisted living units, 114 apartments, and 20,224 square feet of retail space.
